How do you get paid?
I get paid the same ways as any other Realtor—with no other fees! I am paid via commission. This is one of the best parts of working with me— you would have hired a Realtor anyway, so you get one with a ton of extra expertise at no extra cost :)

How do you test homes for mold?
I bring a moisture meter with me to showings, and I am a canary myself so can normally tell quickly if the home has a big mold problem. However, the true magic happens during Escrow. I recommend an ERMI, mold dog, and mold inspection so we thoroughly understand what is going on with the home. It is more money upfront, but brings so much knowledge and peace of mind long term.

How long does it usually take to find a healthy home?
This depends substantially on what you’re looking for, as well as whether you have a budget for remediation, as well as how sensitive you are. For some clients, we nail it fast (1-2 weeks). For others, we have to kiss a lot of frogs. We go through all of this in our thorough intake meeting.

What is your process?
We start with a thorough intake meeting. I get your history, and go through your goals for your new home. From there, we hone in on price and location, and do showings. The magic happens during Escrow, when we do a substantial amount of diligence to ensure you are purchasing a home that makes sense health-wise!

Will I need to remediate before moving into my new home?
It depends on how sensitive you are. Many, but not all, of my clients set aside a remediation budget prior to move in. We can move the needle substantially with some targeted remediation prior to move in, if time and budget allow!

What else are you looking for in a house, health-wise?
After mold, my second area of concern is EMFs. I bring an EMF reader with me to showings, and recommend a professional EMF inspection during Escrow. Many of my mold sensitive clients also struggle with EMF. I have a map of high voltage power lines to ensure your home isn’t very close to one, and then we use testing to make sure EMF is low.

Excellent, actually! I’ve been at it for over a decade and ran one of San Diego’s most productive teams. My family comes from a deep real estate history, and it’s the only career I’ve ever known!

What do you do for home sellers?
I can help sell your home whether or not it had environmental issues. If it did, I’ll help you navigate disclosing correctly (I have a lawyer that helps with this, too). Either way, we will get you top dollar and market your home like a pro.

It feels like ERMIs always come out awful. Help!
Yes, they usually do. They are an extremely sensitive test with a ton of variables. They are only one tool we use—if the ERMI is awful, I normally advise that we cancel. However, if it’s low-moderate, we bring in a mold dog and mold inspector and understand what’s truly going on. An ERMI is just one tool in our tool kit and is not the end-all-be-all test whatsoever.

How can I navigate the PTSD of finding a new home when I got sick in the last one?
I really went through this too. The best way out is through, or so they say. Having a very experienced guide to help you navigate is the best assistance I can provide, and my clients say it makes such a profound difference. We can take things as slowwww as your nervous system needs to.
